Redondo Beach is one of the three Beach Cities located in Los Angeles County, California, United States. The population was 66,748 at the 2010 census, up from 63,261 at the 2000 census. The city is located in the South Bay region of the greater Los Angeles area.
Redondo Beach was originally part of the 1785 Rancho San Pedro Spanish land grant that later became the South Redondo area. The city’s territory has an unusual shape including an area along the beach (South Redondo Beach) and another strip inland from Manhattan Beach and Hermosa Beach (North Redondo Beach). The primary attractions include Municipal Pier and the sandy beach, popular with tourists and a variety of sports enthusiasts. The western terminus of the Metro Rail Green Line is in North Redondo Beach.
The Chowigna Indians used the site of today’s Hopkins Wilderness Park, formerly Nike missile site LA-57 from 1956 to 1963, in Redondo Beach, California, as a lookout place. The wetlands located at the site of today’s AES power plant in Redondo Beach were a source of foods including halibut, lobster, and sea bass, and also of salt. In the 1700s, the Chowigna bartered salt from the old Redondo Salt Lake, “a spring-fed salt lake about 200 yards wide and 600 yards long situated about 200 yards from the ocean”, with other tribes. Their village by the lake was called “Onoova-nga”, or “Place of Salt.” The Chowigna were relocated to missions in 1854, when Manuel Dominguez sold 215 acres of Rancho San Pedro, including the lake, to Henry Allanson and William Johnson for the Pacific Salt Works.
Moonstone Beach was a tourist attraction from the late 1880s to the early 1920s. Tourists gathered moonstones from the many mounds that had washed ashore during storms.
According to the United States Census Bureau, the city has a total area of 6.2 square miles (16.1 km²), over 99% of it land.
Redondo Beach was originally part of the 1784 Rancho San Pedro Spanish land grant of the 43,000-acre (170 km2) Dominguez Rancho that later became the ten-mile (16 km) Ocean frontage of Rancho Sausal Redondo.
The 2010 United States Census reported that Redondo Beach had a population of 66,748. The population density was 10,751.1 people per square mile (4,151.0/km²). The racial makeup of Redondo Beach was 49,805 (74.6%) White (65.2% Non-Hispanic White), 1,852 (2.8%) African American, 291 (0.4%) Native American, 8,004 (12.0%) Asian, 199 (0.3%) Pacific Islander, 2,725 (4.1%) from other races, and 3,872 (5.8%) from two or more races. Hispanic or Latino of any race were 10,142 persons (15.2%).

The Census reported that 66,317 people (99.4% of the population) lived in households, 367 (0.5%) lived in non-institutionalized group quarters, and 64 (0.1%) were institutionalized.
There were 29,011 households, out of which 7,825 (27.0%) had children under the age of 18 living in them, 12,507 (43.1%) were opposite-sex married couples living together, 2,515 (8.7%) had a female householder with no husband present, 1,207 (4.2%) had a male householder with no wife present. There were 1,904 (6.6%) unmarried opposite-sex partnerships, and 179 (0.6%) same-sex married couples or partnerships. 9,252 households (31.9%) were made up of individuals and 2,145 (7.4%) had someone living alone who was 65 years of age or older. The average household size was 2.29. There were 16,229 families (55.9% of all households); the average family size was 2.94.

The population was spread out with 12,887 people (19.3%) under the age of 18, 4,198 people (6.3%) aged 18 to 24, 23,149 people (34.7%) aged 25 to 44, 19,532 people (29.3%) aged 45 to 64, and 6,982 people (10.5%) who were 65 years of age or older. The median age was 39.3 years. For every 100 females there were 99.1 males. For every 100 females age 18 and over, there were 97.2 males.

There were 30,609 housing units at an average density of 4,930.2 per square mile (1,903.6/km²), of which 14,917 (51.4%) were owner-occupied, and 14,094 (48.6%) were occupied by renters. The homeowner vacancy rate was 0.9%; the rental vacancy rate was 5.3%. 36,796 people (55.1% of the population) lived in owner-occupied housing units and 29,521 people (44.2%) lived in rental housing units.
According to the 2010 United States Census, Redondo Beach had a median household income of $99,496, with 5.4% of the population living below the federal poverty line.

According to public data from the Los Angeles Times, real estate prices increased almost 20% per year between 1999 and 2005. Properties within walking distance of the ocean routinely sell for over $1 million. Money Magazine ranks communities in the area as some of the most expensive places to live in the U.S. The average three-bed, two-bath home costs about $1,000,000 in South Redondo as of 2006 and $875,000 in North Redondo. The 2007 “credit meltdown” has affected home values in the area to a lesser extent than the rest of Southern California.

Hermosa Beach is a beachfront city in Los Angeles County, California, United States. Its population was 19,506 at the 2010 census.
The city is located in the South Bay region of the greater Los Angeles area and is one of the three Beach Cities. Hermosa Beach is bordered by the other two, Manhattan Beach to the north and Redondo Beach to the south and east.
The city’s beach is popular for sunbathing, beach volleyball, surfing, paddleboarding and bars. The city itself extends only about 15 blocks from east to west and 40 blocks from north to south, with the Pacific Coast Highway running down the middle. Situated on the Pacific Ocean, Hermosa’s average temperature is 70 degrees in the summer and 55 degrees in the winter. Westerly sea breezes lessen what can be high summertime temperatures in Los Angeles and elsewhere in the county and help keep the smog away 360 days of the year.
A paved path, called The Strand, runs along Hermosa’s beach from Torrance Beach in the south approximately twenty miles north to Santa Monica and the Hermosa Beach pier is at the end of Pier Avenue, which is one of the beach community’s main shopping, eating and partying areas.
Hermosa Beach was originally part of the 1784 Rancho San Pedro Spanish land grant that later became the ten-mile (16 km) Ocean frontage of Rancho Sausal Redondo. In 1900 a tract of 1,500 acres (6.1 km2) was purchased for $35 per acre from A. E. Pomroy, then owner of the greater part of Rancho Sausal Redondo. Messrs. Burbank and Baker, agents, bought this land for Sherman and Clark who organized and retained the controlling interest in the Hermosa Beach Land and Water Company,
In early days, Hermosa Beach — like so many of its neighboring cities (Inglewood, Lawndale, Torrance) — was one vast sweep of rolling hills covered with fields of grain, mostly barley. During certain seasons of the year large herds of sheep were grazed over this land, and corrals and large barns for storing the grain, as well as providing shelter for horses and farm implements were located on the ranch between Hermosa and Inglewood. The Spanish words Rancho Sausal Redondo mean a large circular ranch of pasture of grazing land, with a grove of willow on it.
Hermosa Beach is located at 33°51′59″N 118°23′59″W (33.866314, -118.399681).
According to the United States Census Bureau, the city has a total area of 1.4 square miles (3.6 km2), all of it land.
The 2010 United States Census reported that Hermosa Beach had a population of 19,506. The population density was 13,673.6 people per square mile (5,279.4/km2). The racial makeup of Hermosa Beach was 16,928 (86.8%) White (80.9% Non-Hispanic White), 229 (1.2%) African American, 49 (0.3%) Native American, 1,111 (5.7%) Asian, 46 (0.2%) Pacific Islander, 325 (1.7%) from other races, and 818 (4.2%) from two or more races. Hispanic or Latino of any race were 1,632 persons (8.4%).

The Census reported that 19,491 people (99.9% of the population) lived in households, 11 (0.1%) lived in non-institutionalized group quarters, and 4 (0%) were institutionalized.
There were 9,550 households, out of which 1,878 (19.7%) had children under the age of 18 living in them, 3,254 (34.1%) were opposite-sex married couples living together, 460 (4.8%) had a female householder with no husband present, 325 (3.4%) had a male householder with no wife present. There were 710 (7.4%) unmarried opposite-sex partnerships, and 64 (0.7%) same-sex married couples or partnerships. 3,644 households (38.2%) were made up of individuals and 606 (6.3%) had someone living alone who was 65 years of age or older. The average household size was 2.04. There were 4,039 families (42.3% of all households); the average family size was 2.80.

The population was spread out with 3,093 people (15.9%) under the age of 18, 1,242 people (6.4%) aged 18 to 24, 8,516 people (43.7%) aged 25 to 44, 4,898 people (25.1%) aged 45 to 64, and 1,757 people (9.0%) who were 65 years of age or older. The median age was 37.0 years. For every 100 females there were 111.3 males. For every 100 females age 18 and over, there were 112.1 males.

There were 10,162 housing units at an average density of 7,123.5 per square mile (2,750.4/km2), of which 4,255 (44.6%) were owner-occupied, and 5,295 (55.4%) were occupied by renters. The homeowner vacancy rate was 1.0%; the rental vacancy rate was 4.4%. 10,083 people (51.7% of the population) lived in owner-occupied housing units and 9,408 people (48.2%) lived in rental housing units.
According to the 2010 United States Census, Hermosa Beach had a median household income of $101,655, with 3.4% of the population living below the federal poverty line.

Hermosa Beach has its own elementary school and middle school but high school students are served by either Manhattan Beach or Redondo Beach where rankings are in the 80 to 90th percentiles. Hermosa Beach residents are zoned to Hermosa Beach City School District for grades Kindergarten through 8. Before Proposition 13 passed, Hermosa Beach had five elementary schools (North, South, Hermosa View, Prospect Heights, Valley Vista) and one junior high school (Pier Avenue).
In 2005, Hermosa Valley and Hermosa View schools were honored as U.S. Department of Education National Blue Ribbon Schools, along with 33 California schools and less than 300 schools across the nation. The award was based on academic achievement. Hermosa schools are among the top 10% of schools in the state with students scoring at or above the 90% in the highest grade tested in reading and math. For the award, the Department of Education reviewed growth in scores over a three-year period.

Manhattan Beach is a city in southwestern Los Angeles County, California, United States, on the Pacific coast south of El Segundo, and north of Hermosa Beach. Manhattan Beach is one of the three Beach Cities that make up the South Bay. Mira Costa High School in Manhattan Beach is ranked in the top 1% of high schools nationally.
In 1863, a Scottish immigrant, Sir Robert Burnett, purchased Rancho Sausal Redondo and Rancho Aguaje de la Centinela from Avila’s heirs for $33,000. Ten years later in 1873, Burnett leased the ranch to a Canadian, Daniel Freeman (not the American Daniel Freeman, who was the first to file a claim under the Homestead Act of 1862). Burnett returned to Scotland. Freeman moved his wife and three children onto the ranch and started growing various crops. On May 4, 1885, Freeman bought the ranch from Burnett for $140,000.
George H. Peck owned a lot of the land that became part of the north section of Manhattan Beach. A coin flip decided the town’s name. Around 1902, the beach suburb was named “Manhattan” after developer Stewart Merrill’s home, the New York City borough of Manhattan. “Beach” was appended to the city’s name in 1927 at the behest of the postmaster.
The land in Manhattan Beach was formerly sand dunes. During the 1920s and 1930s, builders leveled uneven sandy sites and some excess sand was sold and shipped to Waikiki, Hawaii, to convert their reef and rock beach into a sandy beach. The sand was also used to build the Los Angeles Coliseum and portions of the Pacific Coast Highway.
Manhattan Beach benefits from ocean breezes that provide clean air and summer temperatures that are 10 to 20 °F (5.6 to 11.1 °C) cooler than the inland regions of Southern California. The Manhattan Beach Unified School District has test scores ranked #3 in the state of California according to California Department of Education statistics. Forbes magazine ranked Manhattan Beach Unified as the sixth best School District in the U.S. According to a July 5, 2014, article in the Beach Reporter newspaper, the city of Manhattan Beach has more educated residents (according to percentage of residents with bachelor’s degree or higher) than any other Los Angeles suburb.
Many high profile individuals in the sports and entertainment industry live in Manhattan Beach due to its oceanfront desirability, top performing school district, and commuting distance to Los Angeles. GQ Magazine named Manhattan Beach one of the nation’s six best beaches in their July 2014 issue.
The city has a total area of 4.9 square miles (13 km2). Manhattan Beach features 2.1 miles (3.4 km) of ocean frontage.
The 2010 United States Census reported that Manhattan Beach had a population of 35,135. The population density was 8,914.7 people per square mile (3,442.0/km²). The racial makeup of Manhattan Beach was 29,686 (84.5%) White (79.3% Non-Hispanic White), 290 (0.8%) Black or African American (U.S. Census), 59 (0.2%) Native American, 3,023 (8.6%) Asian, 49 (0.1%) Pacific Islander, 409 (1.2%) from other races, and 1,619 (4.6%) from two or more races. Hispanic or Latino of any race were 2,440 persons (6.9%).

The Census reported that 35,107 people (99.9% of the population) lived in households, 28 (0.1%) lived in non-institutionalized group quarters, and 0 (0%) were institutionalized.
There were 14,038 households, out of which 4,735 (33.7%) had children under the age of 18 living in them, 7,583 (54.0%) were opposite-sex married couples living together, 892 (6.4%) had a female householder with no husband present, 438 (3.1%) had a male householder with no wife present. There were 695 (5.0%) unmarried opposite-sex partnerships, and 85 (0.6%) same-sex married couples or partnerships. 3,627 households (25.8%) were made up of individuals and 1,078 (7.7%) had someone living alone who was 65 years of age or older. The average household size was 2.50. There were 8,913 families (63.5% of all households); the average family size was 3.10.

The population was spread out with 8,725 people (24.8%) under the age of 18, 1,740 people (5.0%) aged 18 to 24, 9,532 people (27.1%) aged 25 to 44, 10,681 people (30.4%) aged 45 to 64, and 4,457 people (12.7%) who were 65 years of age or older. The median age was 40.9 years. For every 100 females there were 100.4 males. For every 100 females age 18 and over, there were 99.2 males. There were 14,929 housing units at an average density of 3,787.9 per square mile (1,462.5/km²), of which 9,420 (67.1%) were owner-occupied, and 4,618 (32.9%) were occupied by renters. The homeowner vacancy rate was 0.8%; the rental vacancy rate was 5.3%. 25,587 people (72.8% of the population) lived in owner-occupied housing units and 9,520 people (27.1%) lived in rental housing units.

Manhattan Beach is currently ranked as one of the best suburbs in Los Angeles Country for its high-earning and well educated residents. According to US Census data, Manhattan Beach holds the ranking as the second most educated city in Los Angeles County and the fifth most educated city in the state of California. Manhattan Beach’s top performing school district is currently ranked as the third best in the state of California, and Forbes Magazine ranked the city’s school district, MBUSD, as the sixth best school district in the United States.

Lomita is a city in Los Angeles County, California, United States. The population was 20,256 at the 2010 census, up from 20,046 at the 2000 census. The word “lomita” is Spanish for “little knoll.”
Lomita was originally part of Rancho San Pedro, granted by the Spanish Empire to Juan Jose Dominguez by King Carlos III of Spain in 1784.
Lomita established a sister city relationship with Takaishi, Osaka, Japan in October 1981.
According to the United States Census Bureau, the city has a total area of 1.9 square miles (4.9 km2), all of which is land.
Lomita originally spanned 7 square miles (18 km2). However, over time, much of this area was annexed by neighboring cities. A notable example is “Lomita Fields,” now Zamperini Field (the Torrance Municipal Airport).
The 2010 United States Census reported that Lomita had a population of 20,256. The population density was 10,601.3 people per square mile (4,093.2/km²). The racial makeup of Lomita was 11,987 (59.2%) White (43.4% Non-Hispanic White), 1,075 (5.3%) African American, 174 (0.9%) Native American, 2,923 (14.4%) Asian, 140 (0.7%) Pacific Islander, 2,680 (13.2%) from other races, and 1,277 (6.3%) from two or more races. Hispanic or Latino of any race were 6,652 persons (32.8%).

The Census reported that 20,089 people (99.2% of the population) lived in households, 57 (0.3%) lived in non-institutionalized group quarters, and 110 (0.5%) were institutionalized.
There were 8,068 households, out of which 2,479 (30.7%) had children under the age of 18 living in them, 3,409 (42.3%) were opposite-sex married couples living together, 1,160 (14.4%) had a female householder with no husband present, 481 (6.0%) had a male householder with no wife present. There were 491 (6.1%) unmarried opposite-sex partnerships, and 55 (0.7%) same-sex married couples or partnerships. 2,420 households (30.0%) were made up of individuals and 822 (10.2%) had someone living alone who was 65 years of age or older. The average household size was 2.49. There were 5,050 families (62.6% of all households); the average family size was 3.12.
The population was spread out with 4,378 people (21.6%) under the age of 18, 1,743 people (8.6%) aged 18 to 24, 5,699 people (28.1%) aged 25 to 44, 5,904 people (29.1%) aged 45 to 64, and 2,532 people (12.5%) who were 65 years of age or older. The median age was 39.6 years. For every 100 females there were 93.3 males. For every 100 females age 18 and over, there were 89.8 males.

There were 8,412 housing units at an average density of 4,402.5 per square mile (1,699.8/km²), of which 3,738 (46.3%) were owner-occupied, and 4,330 (53.7%) were occupied by renters. The homeowner vacancy rate was 0.7%; the rental vacancy rate was 3.4%. 9,183 people (45.3% of the population) lived in owner-occupied housing units and 10,906 people (53.8%) lived in rental housing units.
According to the 2010 United States Census, Lomita had a median household income of $60,398, with 12.2% of the population living below the federal poverty line.

Playa Vista is a neighborhood located in the Westside of the City of Los Angeles, California, United States, north of LAX. Prior to the development of Playa Vista, the area was the headquarters of Hughes Aircraft Company from 1941 to 1985, and was the site of the construction of the Hughes H-4 Hercules “Spruce Goose” aircraft. The area began development in 2002 as a planned community with residential, commercial, and retail components. The community has become a choice address for businesses in technology, media and entertainment and, along with Santa Monica and Venice, has become known as Silicon Beach.
The 2000 U.S. census counted 2,416 residents in the 1.3-square-mile Playa Vista neighborhood—an average of 1,859 people per square mile, a very low population density in Los Angeles, but by 2008, the city estimated that the population had increased to 6,010. The median age for residents was 37, considered old for Los Angeles; the percentage of residents aged 65 and older was among the county’s highest.
The neighborhood was highly diverse ethnically. The breakdown was Latinos, 34.8%; whites, 32.4%; Asians, 21.2%; blacks, 4.7%, and others, 6.9%. Mexico (36.2%) and Guatemala (16.5%) were the most common places of birth for the 31.1% of the residents who were born abroad, about an average figure in Los Angeles.
The median yearly household income in 2008 dollars was $68,597, a high figure for Los Angeles. The average household size of 2.4 people was average for the city. House- or apartment owners occupied 54.8% of the housing stock, and renters occupied 28.5%.
The percentages of divorced men and widowed men and women were among the county’s highest. In 2000 there were 33 families headed by single parents, a low rate for Los Angeles. There were 215 veterans, or 11%, a high rate for Los Angeles.
The boundaries of the currently developed portion are approximately Lincoln Boulevard and the Ballona Wetlands on the west, Ballona Creek on the north, Centinela Avenue on the east, and the Del Rey Hills bluffs (Westchester Bluffs) on the south. Playa Vista is bordered by the unincorporated enclave of Marina Del Rey to the northwest, by the community of Playa del Rey to the southwest, by Loyola Marymount University and the upland part of Westchester to the southwest, south, east and southeast, and by the Del Rey district to the northwest.
According to the Mapping L.A. project of the Los Angeles Times, Playa Vista is adjoined on the northwest by Del Rey, on the north and east by Culver City, on the southeast by Westchester and on the west by Marina Del Rey.
Street and other boundaries are: Ballona Creek or the Marina Freeway on the northwest and north, the Culver City boundary on the northeast, Bluff Creek Drive or the boundary between Rancho Ballona and Rancho Sausal Redondo on the southeast, followed by Teale Street and Cabora Drive, westerly and unmarked, to include the Ballona Wetlands on the southwest.
Los Angeles Unified School District operates public schools.
As of 2014 the Wiseburn School District allows parents in Ladera Heights to send their children to Wiseburn schools on inter-district transfers.

Pacific Palisades is a coastal neighborhood in the Westside of the city of Los Angeles, California, located among Brentwood to the east, Malibu and Topanga to the west, Santa Monica to the southeast, the Santa Monica Bay to the southwest, and the Santa Monica Mountains to the north. The area currently has about 27,000 residents. It is primarily a residential area, with a mixture of large private homes, small (usually older) houses, condominiums, and apartments. Palms (originally “The Palms”) is a highly diverse, densely populated[1] community in the Westside region of Los Angeles, California, founded in 1886 and the oldest neighborhood annexed to the city, in 1915. The 1886 tract was marketed as an agricultural and vacation community.[2] Today it is a primarily residential area, with a large number of apartment buildings, ribbons of commercial zoning and a single-family residential area in its northwest corner.
Mar Vista is a residential and commercial neighborhood on the Westside of Los Angeles, California. It is the home of Venice High School, two private schools, a branch public library and a city park.
Palms
As of the 2000 census the population of Palms was 42,545, and the city estimated its population at 45,475 in 2008. With a population density of 21,983 people per square mile it is one of the most densely populated neighborhoods in Los Angeles. Palms is one of the most diverse neighborhoods in Los Angeles. Residents were 38.3% white, 20.2% Asian, 12.2% African-American, 23.4% Latino, and 5.9% from other races. The median household income was $50,684, about average for the city.
Almost half the residents (45.9%) had a four-year degree, which was a high figure compared to the city as a whole. The percentage of residents aged 19 to 34 was among the county’s highest.
In ancestry, Mexican (13.1%) and Irish (4.3%) were the most common, with about 40.4% being foreign-born (average for the city). Mexico (17.3%) and Korea (5.9%) were the most common foreign places of birth.

Mar Vista
The 2000 U.S. census counted 35,492 residents in the 2.9-square-mile Mar Vista neighborhood—an average of 12,259 people per square mile, about the norm for Los Angeles; in 2008, the city estimated that the population had increased to 37,447. The median age for residents was 35, considered the average for Los Angeles; the percentage of residents aged 19 through 34 was among the county’s highest.
The neighborhood was highly diverse ethnically, but the percentage of Asian people was high for the county. The breakdown was whites, 51.3%; Latinos, 29.1%; Asians, 12.8%, blacks, 3.5%; and others, 3.4%. Mexico (36%) and Korea (6%) were the most common places of birth for the 33.5% of the residents who were born abroad—considered an average figure for Los Angeles.
The median yearly household income in 2008 dollars was $62,611, an average figure for Los Angeles. The average household size of 2.3 people was low for both the city and the county. Renters occupied 60.6% of the housing stock and house- or apartment owners held 39.4%.
The percentages of never-married men (40.8%), divorced men (8.4%) and divorced women (12.5%) were among the county’s highest. The percentages of veterans who served during World War II or the Korean War were among the county’s highest.

Palms has no official boundaries, but the “Mapping L.A.” reference guide of the Los Angeles Times measures it at 1.95 square miles and places it northwest of Culver City, south of Cheviot Hills and Beverlywood, southeast of Rancho Park, west of Mid-City and northeast of Mar Vista.
According to the Mapping L.A. project of the Los Angeles Times, Mar Vista is adjoined on the northeast by Palms, on the east, southeast and south by Culver City, on the west by Venice and on the northwest by Santa Monica.
Mar Vista’s street and other boundaries are: the San Diego Freeway to the Culver City boundary at Venice Boulevard on the northeast, the Culver City line on the southeast, Walgrove Avenue on the southwest and the Santa Monica city boundary on the northwest. The northern apex of the Mar Vista neighborhood is at the San Diego Freeway and National Boulevard and the southern is at Washington Boulevard and Tivoli Avenue. Palms
Almost half of Palms residents aged 25 and older had earned a four-year degree by 2000, a high figure for both the city and the county. The percentages of residents of that age with a bachelor’s degree or a master’s degree were also considered high for the county.

Venice is a residential, commercial and recreational beachfront neighborhood on the Westside of the Californian city of Los Angeles.
Venice was founded in 1905 as a seaside resort town. It was an independent city until 1926, when it merged with Los Angeles. Today, Venice is known for its canals, beaches, and the circus-like Ocean Front Walk, a two-and-a-half-mile pedestrian-only promenade that features performers, mystics, artists and vendors.
In 1839, a region called La Ballona that included the southern parts of Venice, was granted by the Mexican government to Machados and Talamantes, giving them title to Rancho La Ballona Later this became part of Port Ballona.
Venice, originally called “Venice of America,” was founded by tobacco millionaire Abbot Kinney in 1905 as a beach resort town, 14 miles (23 km) west of Los Angeles. He and his partner Francis Ryan had bought two miles (3.24 km) of oceanfront property south of Santa Monica in 1891. They built a resort town on the north end of the property, called Ocean Park, which was soon annexed to Santa Monica. After Ryan died, Kinney and his new partners continued building south of Navy Street. After the partnership dissolved in 1904, Kinney, who had won the marshy land on the south end of the property in a coin flip with his former partners, began to build a seaside resort like the namesake Italian city took it.
When Venice of America opened on July 4, 1905, Kinney had dug several miles of canals to drain the marshes for his residential area, built a 1,200-foot (370 m)-long pleasure pier with an auditorium, ship restaurant, and dance hall, constructed a hot salt-water plunge, and built a block-long arcaded business street with Venetian architecture. Tourists, mostly arriving on the “Red Cars” of the Pacific Electric Railway from Los Angeles and Santa Monica, then rode the Venice Miniature Railway and gondolas to tour the town. But the biggest attraction was Venice’s mile-long gently sloping beach. Cottages and housekeeping tents were available for rent.
The population (3,119 residents in 1910) soon exceeded 10,000; the town drew 50,000 to 150,000 tourists on weekends.
The 2000 U.S. census counted 37,705 residents in the 3.17-square-mile Venice neighborhood—an average of 11,891 people per square mile, about the norm for Los Angeles; in 2008, the city estimated that the population had increased to 40,885. The median age for residents was 35, considered the average for Los Angeles; the percentages of residents aged 19 through 49 were among the county’s highest.
The neighborhood was moderately diverse ethnically, but had a high percentage of white people. The breakdown was whites, 64.2%; Latinos, 21.7%; blacks, 5.4%; Asians, 4.1%, and others, 4.6%. Mexico (38.4%) and the United Kingdom (8.5%) were the most common places of birth for the 22.3% of the residents who were born abroad—considered a low figure for Los Angeles.

The median yearly household income in 2008 dollars was $67,647, a high figure for Los Angeles. The percentage of households earning $125,000 was considered high for the city. The average household size of 1.9 people was low for both the city and the county. Renters occupied 68.8% of the housing stock and house- or apartment owners held 31.2%. Property values have been increasing lately due to the presence of technology companies such as Google Inc. (which in 2011 began leasing 100,000 square feet of space in Venice) and Snapchat (which leases property on Market Street and Abbot Kinney).
The percentages of never-married men (51.3%), never-married women (40.6%), divorced men (11.3%) and divorced women (15.9%) were among the county’s highest. The percentage of veterans who had served during the Vietnam War was among the county’s highest.

According to the Mapping L.A. project of the Los Angeles Times, Venice is adjoined on the northwest by Santa Monica, on the northeast by Mar Vista, on the southeast by Culver City, Del Rey and Marina Del Rey, on the south by Ballona Creek and on the west by the Pacific Ocean.
Venice is bounded on the northwest by the Santa Monica city line. The northern apex of the Venice neighborhood is at Walgrove Avenue and Rose Avenue abutting the Santa Monica Airport. On the east the boundary runs north-south on Walgrove Avenue to the neighborhood’s eastern apex at Zanja Street, thus including the Penmar Golf Course but excluding Venice High School. The boundary runs on Lincoln Boulevard to Admiralty Way, excluding all of Marina del Rey, south to Ballona Creek.
Venice Beach, which receives millions of visitors a year, has been labeled as “a cultural hub known for its eccentricities” as well as a “global tourist destination.” It includes the promenade that runs parallel to the beach (also the “Ocean Front Walk” or just “the boardwalk”), Muscle Beach, the handball courts, the paddle tennis courts, Skate Dancing plaza, the numerous beach volleyball courts, the bike trail and the businesses on Ocean Front Walk.

Forty-nine percent of Venice residents aged 25 and older had earned a four-year degree by 2000, a high figure for both the city and the county. The percentages of residents of that age with a bachelor’s degree or a master’s degree was considered high for the county.

Thousand Oaks is a city in southeastern Ventura County, California, United States. It is in the northwestern part of the Greater Los Angeles Area, approximately 35 miles (56 km) from Downtown Los Angeles and is less than 15 mi (24 km) from the Los Angeles city neighborhood of Woodland Hills. It was named after the many oak trees that grow in the area, and the city seal is adorned with an oak.
The city forms the populated core of the Conejo Valley, which includes Thousand Oaks proper, Newbury Park, Westlake Village, Agoura Hills, and Oak Park. The Los Angeles County–Ventura County line crosses at the city’s eastern border with Westlake Village. The population was estimated to be 129,339 in 2015, up from 126,683 at the 2010 census.
Thousand Oaks and Newbury Park were part of a master-planned city, created by the Janss Investment Company in the mid-1950s. It included about 1,000 custom home lots, 2,000 single-family residences, a regional shopping center, a 200-acre (0.81 km2) industrial park and several neighborhood shopping centers. The median home price is around $669,500.[10] Thousand Oaks was ranked the fourth-safest among cities with a population greater than 100,000 in the United States by the FBI’s 2013 Uniform Crime Reports.
The area’s recorded history dates to 1542 when Spanish explorer Juan Rodriguez Cabrillo landed at Point Mugu and claimed the land for Spain. It eventually became part of the 48,671 acres (196.96 km2) Rancho El Conejo land grant by the Spanish government, thus becoming the basis of the name Conejo Valley (conejo means “rabbit” in Spanish, and there are many in the area). It served as grazing land for vaqueros for the next fifty years.
In the late 19th century it was on the stagecoach route between Los Angeles and Santa Barbara. The Stagecoach Inn was built in 1876, and is now a California Historical Landmark and a popular museum.
The Janss family, developers of Southern California subdivisions, purchased 10,000 acres (40 km2) in the early 20th century. They eventually created plans for a “total community” and the name remains prominently featured in the city.
Jungleland USA was one of Southern California’s first theme parks. Wild animal shows entertained thousands in the 1940s and 1950s. Many television and movie productions used the park’s trained animals and were filmed there, including Birth of a Nation, Tarzan, and The Adventures of Robin Hood. Jungleland closed in May 1968, in part due to competition from other amusement parks such as Knott’s Berry Farm and Disneyland. The Thousand Oaks Civic Arts Center today stands on the site of the park.

The City of Thousand Oaks was incorporated on October 7, 1964, the first incorporated city in the Conejo Valley. Some sources mistakenly state that Thousand Oaks was incorporated on September 29, 1964, which was the date that voters approved the incorporation and selected the name. However, the incorporation only became official once the certificates of election were filed with the California Secretary of State, and then the record of affidavit was filed with the Ventura County Clerk. It is known for being a planned community, as the city is one of few that have actually stayed with the master plan. Increased development in Moorpark and Simi Valley in the late 1990s and early 2000s caused the Moorpark Freeway (Highway 23) to become heavily congested during both morning and afternoon rush hours. A major widening project began in 2008 to alleviate most of this congestion. Because of its desirable environment and location, property values appreciated more than 250% in less than ten years, primarily during the mid-1990s to early 2000s.

Thousand Oaks is located at 34°11′22″N 118°52′30″W (34.189489, -118.875053). It is situated in the Conejo Valley.
According to the United States Census Bureau, the city has a total area of 55.2 square miles (143 km2). 55.0 square miles (142 km2) of it is land and 0.15 square miles (0.39 km2) of it (0.27%) is water.
Although Thousand Oaks has a downtown area (focused around the Janss Marketplace mall, The Oaks mall, and W. Thousand Oaks Blvd.), a large portion of the city’s inhabitants live in suburban communities a distance from the commercial centers of the city. The large housing districts near Lynn Road to the north and west are an example of this sprawl, despite attempts by Ventura County planners to reduce it.
The region has a mild, year-round Mediterranean climate or dry-summer subtropical zone climate, with warm, sunny, dry summers and cool, rainy winters. Vegetation is typical of Mediterranean environments, with chaparral and grasses on the hillsides and numerous western valley oaks. Its elevation ranges from about 500 to 900 feet (excluding the mountains and hills). The area has slightly cooler temperatures than the surrounding areas, as it receives cooler air from the ocean through various hill and mountain passes. On March 10 and 11, 2006, snow fell on the peak of Boney Mountain, the first snow to fall in the area in about 20 years. Snow also fell on Boney Peak on December 17 and 18, 2008.
The 2010 United States Census reported that Thousand Oaks had a population of 126,683. The population density was 2,295.8 people per square mile (886.4/km²). The racial makeup of Thousand Oaks was 101,702 (80.3%) White, 1,674 (1.3%) African American, 497 (0.4%) Native American, 11,043 (8.7%) Asian, 146 (0.1%) Pacific Islander, 6,869 (5.4%) from other races, and 4,752 (3.8%) from two or more races. Hispanic or Latino of any race were 21,341 persons (16.8%).

The census reported that 124,941 people (98.6% of the population) lived in households, 1,390 (1.1%) lived in non-institutionalized group quarters, and 352 (0.3%) were institutionalized.
There were 45,836 households, out of which 16,439 (35.9%) had children under the age of 18 living in them, 27,206 (59.4%) were opposite-sex married couples living together, 4,260 (9.3%) had a female householder with no husband present, 1,925 (4.2%) had a male householder with no wife present. There were 1,761 (3.8%) unmarried opposite-sex partnerships, and 284 (0.6%) same-sex married couples or partnerships. 9,728 households (21.2%) were made up of individuals and 4,459 (9.7%) had someone living alone who was 65 years of age or older. The average household size was 2.73. There were 33,391 families (72.8% of all households); the average family size was 3.15.

The population was spread out with 30,076 people (23.7%) under the age of 18, 10,226 people (8.1%) aged 18 to 24, 29,853 people (23.6%) aged 25 to 44, 37,964 people (30.0%) aged 45 to 64, and 18,564 people (14.7%) who were 65 years of age or older. The median age was 41.5 years. For every 100 females there were 95.8 males. For every 100 females age 18 and over, there were 93.3 males.
There were 47,497 housing units at an average density of 860.8 per square mile (332.3/km²), of which 33,501 (73.1%) were owner-occupied, and 12,335 (26.9%) were occupied by renters. The homeowner vacancy rate was 0.8%; the rental vacancy rate was 5.6%. 92,510 people (73.0% of the population) lived in owner-occupied housing units and 32,431 people (25.6%) lived in rental housing units.
The median income for a household in the city was $121,088.

The city’s economy is based on a small range of businesses, with biotechnology, electronics, automotive, aerospace, telecommunications, healthcare, and financing occupying most of Thousand Oaks’ employment sector. Amgen, Teledyne Technologies, SAGE Publications, and Skyworks Solutions have corporate headquarters in the city, while Bank of America, Baxter International, General Dynamics Corporation, Verizon, Verizon Wireless, Volkswagen, Audi, General Motors, BMW, Silver Star Automotive Group, and Anthem Blue Cross manage regional offices. Thousand Oaks also has large employers Los Robles Hospital & Medical Center, Conejo Valley Unified School District, City of Thousand Oaks, Hyatt Hotels, and California Lutheran University headquartered in the city. The city was also the former home to the corporate offices of Wellpoint and GTE, which later became Verizon, which relocated in the last decade. J.D. Power and Associates is headquartered in Thousand Oaks. J.D. Power began moving its employees from its former headquarters in Agoura Hills, California, to its current headquarters in the Westlake section of Thousand Oaks in the weekend after April 11, 2002. The communities of Thousand Oaks, Westlake Village, and Agoura Hills are served by the Greater Conejo Valley Chamber of Commerce, one of the few in California to receive four-star accreditation from the United States Chamber of Commerce. The small business community in Thousand Oaks is especially strong; Fundera ranked the city the 5th best city in California for small business in a 2016 study.

Westlake Village is a planned community that straddles the Los Angeles and Ventura county line. The eastern portion is the incorporated city of Westlake Village, located on the western edge of Los Angeles County, California. The city, located in the region known as the Conejo Valley, encompasses half of the area surrounding Westlake Lake, and small neighborhoods primarily south of U.S. Route 101 and east of La Venta Drive. The population was estimated to be at 8,473 in 2014, up from 8,368 at the 2000 census. The headquarters of the Dole Food Company is also located in Westlake Village.

The western portion of Westlake Village is a community, within the city limits of Thousand Oaks, in Ventura County. The properties and businesses in this portion can be addressed as “Westlake Village”, as the United States Post Office maps both 91361 and 91362 ZIP codes to this area. Built across the county line as a planned development, residents recognize that the community of Westlake Village is not limited to the incorporated city in Los Angeles County, but encompassing the entire area surrounding the man made lake.
The original community was known simply as “Westlake”. Roughly two-thirds of it was annexed by the city of Thousand Oaks in two portions, in 1968 and 1972. In 1981, the remaining third eventually incorporated as the City of Westlake Village.

In 1881, the Russell brothers purchased a large portion of the land for cattle ranching. According to Patricia Allen, historian and family descendant, Andrew Russell beat the competition in buying the land by racing across 6,000 acres (24 km²) on a fifteen-minute trip in a buckboard and sealed the deal with a $20 gold piece. The price per acre was $2.50. The area continued to be known as the Russell Ranch although it was sold in 1925 to William Randolph Hearst and again in 1943 to Fred Albertson. The Russell family leased back part of the land to continue its successful cattle ranch operation while the Albertson Company used the vast area as a movie ranch. Many movies and television shows were filmed here, including Robin Hood, King Rat, Laredo, and various episodes of Tarzan, Buck Rogers, Gunsmoke and Bonanza.
In 1963, Daniel K. Ludwig’s American-Hawaiian Steamship Company bought the 12,000 acre (49 km²) ranch for $32 million and, in partnership with Prudential Insurance Company, commissioned the preparation of a master plan by architectural and planning firm A. C. Martin and Associates. This new “city in the country” planned to have a firm economic base including commercial areas, residential neighborhoods, ample green space with the lake as a focal point. Prominent architects, engineers, and land planners participated in designing the new community, a prominent example of planned 1960’s-style suburbanism.
The original tract was divided by the Los Angeles/Ventura county line. In 1968 and 1972, the Ventura County side, two portions of Westlake Village consisting of 8,544 acres (35 km2), were annexed into the city of Thousand Oaks. In 1981, the Los Angeles County portion (3,456 acres (13.99 km2) or roughly 1/3) of the Westlake Village master community was incorporated as the City of Westlake Village. California state law prevents a city from existing in two separate counties, so the areas in Ventura County remained part of Thousand Oaks. To this day, many residents of the Ventura County portions of Westlake do not realize that they are actually within the city limits of Thousand Oaks.
Much of Westlake Village is surrounded by open space, including hiking and horse trails, as well as the vast Santa Monica Mountains National Recreation Area. The town is in the northwestern Santa Monica Mountains area, and is 9 miles (14 km) inland from the Pacific Ocean. The lake lies within the watershed of Malibu Creek. Water from the lake must be released into the creek in compliance with an agreement between the California State Water Resources Control Board and the Westlake Lake Management Association, a private entity that oversees the operation of the lake.
In addition to its role as a bedroom community for Los Angeles via the Ventura Freeway, it is also home to many large commercial offices and the headquarters of the Dole Food Company, Pleasant Holidays, K-Swiss, Conversant, J.D. Power and Associates, and JAFRA Cosmetics. The western region office (Region 5) of Anheuser-Busch Inc. is also located in the community. The Ventura Freeway is one of three of Westlake’s lifelines to Los Angeles and Ventura; the Pacific Coast Highway, and the Ronald Reagan (118) Freeway also run nearby. It is a short drive to the nearest mall in Thousand Oaks.
Westlake Village has several golf courses and country clubs: the Westlake Golf Course, Sherwood Country Club, and North Ranch Country Club.

Over one half of the original “Westlake” development lies west across the county line, wholly within the city limits of Thousand Oaks. This boundary which divides the Incorporated City of Westlake Village, and Thousand Oaks portion of Westlake Village, crosses over the Westlake Golf Course, halfway between Lakeview Canyon and Lindero Canyon roads, and half of the Lake itself. Lake Sherwood is nearby.
The City of Westlake Village is located at 34°8′31″N 118°49′10″W (34.141973, −118.819514). According to the United States Census Bureau, the city has a total area of 5.5 square miles (14.3 km²). 5.2 square miles (13.4 km²) of it is land and 0.3 square miles (0.8 km²) of it (5.80%) is water. It is located approximately 40 miles (64 km) West of downtown Los Angeles in the Conejo Valley.
Other communities in the surrounding area include Thousand Oaks, Oak Park, Agoura Hills, Calabasas, Newbury Park, and Malibu.

Coastal breezes seep through canyons to allow Westlake to stay up to 10 degrees cooler and considerably less smoggy than nearby San Fernando Valley during the summer months.
The 2010 United States Census reported that the self incorporated portion Westlake Village, on the Los Angeles County side, had a population of 8,270. The population density was 1,502.4 people per square mile (580.1/km²). The racial makeup of Westlake Village was 7,326 (88.6%) White (83.9% Non-Hispanic White), 98 (1.2%) African American, 12 (0.1%) Native American, 490 (5.9%) Asian, 13 (0.2%) Pacific Islander, 114 (1.4%) from other races, and 217 (2.6%) from two or more races. Hispanic or Latino of any race were 533 persons (6.4%).

The Census reported that 8,142 people (98.5% of the population) lived in households, 121 (1.5%) lived in non-institutionalized group quarters, and 7 (0.1%) were institutionalized.
There were 3,262 households, out of which 971 (29.8%) had children under the age of 18 living in them, 1,985 (60.9%) were married couples living together, 292 (9.0%) had a female householder with no husband present, 119 (3.6%) had a male householder with no wife present. There were 103 (3.2%) unmarried partnerships. 712 households (21.8%) were made up of individuals and 376 (11.5%) had someone living alone who was 65 years of age or older. The average household size was 2.50. There were 2,396 families (73.5% of all households); the average family size was 2.92.

The population was spread out with 1,737 people (21.0%) under the age of 18, 479 people (5.8%) aged 18 to 24, 1,380 people (16.7%) aged 25 to 44, 2,917 people (35.3%) aged 45 to 64, and 1,757 people (21.2%) who were 65 years of age or older. The median age was 48.7 years. For every 100 females there were 94.8 males. For every 100 females age 18 and over, there were 91.2 males.
There were 3,384 housing units at an average density of 614.7 per square mile (237.4/km²), of which 2,745 (84.2%) were owner-occupied, and 517 (15.8%) were occupied by renters. The homeowner vacancy rate was 1.0%; the rental vacancy rate was 4.4%. 6,906 people (83.5% of the population) lived in owner-occupied housing units and 1,236 people (14.9%) lived in rental housing units.
According to the 2010 United States Census, Westlake Village had a median household income of $112,083, with 3.9% of the population living below the federal poverty line.

Dole Food Company is headquartered in Westlake Village. In 1994 Dole announced that it would finalize its plans to build its world headquarters on a 30-acre (120,000 m2) site owned by the company, located north of the Ventura Freeway in Westlake Village. The decision had been delayed by groundwater contamination tests and reviewing of possible site plan revisions. Dole was expected to submit its plans for final approval by the Westlake Village City Council on February 9, 1994. K-Swiss, Guitar Center, Conversant, and Ryland Homes also have their headquarters in Westlake Village.
