Thousand Oaks is a city in southeastern Ventura County, California, United States. It is in the northwestern part of the Greater Los Angeles Area, approximately 35 miles (56 km) from Downtown Los Angeles and is less than 15 mi (24 km) from the Los Angeles city neighborhood of Woodland Hills. It was named after the many oak trees that grow in the area, and the city seal is adorned with an oak.
The city forms the populated core of the Conejo Valley, which includes Thousand Oaks proper, Newbury Park, Westlake Village, Agoura Hills, and Oak Park. The Los Angeles County–Ventura County line crosses at the city’s eastern border with Westlake Village. The population was estimated to be 129,339 in 2015, up from 126,683 at the 2010 census.
Thousand Oaks and Newbury Park were part of a master-planned city, created by the Janss Investment Company in the mid-1950s. It included about 1,000 custom home lots, 2,000 single-family residences, a regional shopping center, a 200-acre (0.81 km2) industrial park and several neighborhood shopping centers. The median home price is around $669,500.[10] Thousand Oaks was ranked the fourth-safest among cities with a population greater than 100,000 in the United States by the FBI’s 2013 Uniform Crime Reports.
The area’s recorded history dates to 1542 when Spanish explorer Juan Rodriguez Cabrillo landed at Point Mugu and claimed the land for Spain. It eventually became part of the 48,671 acres (196.96 km2) Rancho El Conejo land grant by the Spanish government, thus becoming the basis of the name Conejo Valley (conejo means “rabbit” in Spanish, and there are many in the area). It served as grazing land for vaqueros for the next fifty years.
In the late 19th century it was on the stagecoach route between Los Angeles and Santa Barbara. The Stagecoach Inn was built in 1876, and is now a California Historical Landmark and a popular museum.
The Janss family, developers of Southern California subdivisions, purchased 10,000 acres (40 km2) in the early 20th century. They eventually created plans for a “total community” and the name remains prominently featured in the city.
Jungleland USA was one of Southern California’s first theme parks. Wild animal shows entertained thousands in the 1940s and 1950s. Many television and movie productions used the park’s trained animals and were filmed there, including Birth of a Nation, Tarzan, and The Adventures of Robin Hood. Jungleland closed in May 1968, in part due to competition from other amusement parks such as Knott’s Berry Farm and Disneyland. The Thousand Oaks Civic Arts Center today stands on the site of the park.

The City of Thousand Oaks was incorporated on October 7, 1964, the first incorporated city in the Conejo Valley. Some sources mistakenly state that Thousand Oaks was incorporated on September 29, 1964, which was the date that voters approved the incorporation and selected the name. However, the incorporation only became official once the certificates of election were filed with the California Secretary of State, and then the record of affidavit was filed with the Ventura County Clerk. It is known for being a planned community, as the city is one of few that have actually stayed with the master plan. Increased development in Moorpark and Simi Valley in the late 1990s and early 2000s caused the Moorpark Freeway (Highway 23) to become heavily congested during both morning and afternoon rush hours. A major widening project began in 2008 to alleviate most of this congestion. Because of its desirable environment and location, property values appreciated more than 250% in less than ten years, primarily during the mid-1990s to early 2000s.

Thousand Oaks is located at 34°11′22″N 118°52′30″W (34.189489, -118.875053). It is situated in the Conejo Valley.
According to the United States Census Bureau, the city has a total area of 55.2 square miles (143 km2). 55.0 square miles (142 km2) of it is land and 0.15 square miles (0.39 km2) of it (0.27%) is water.
Although Thousand Oaks has a downtown area (focused around the Janss Marketplace mall, The Oaks mall, and W. Thousand Oaks Blvd.), a large portion of the city’s inhabitants live in suburban communities a distance from the commercial centers of the city. The large housing districts near Lynn Road to the north and west are an example of this sprawl, despite attempts by Ventura County planners to reduce it.
The region has a mild, year-round Mediterranean climate or dry-summer subtropical zone climate, with warm, sunny, dry summers and cool, rainy winters. Vegetation is typical of Mediterranean environments, with chaparral and grasses on the hillsides and numerous western valley oaks. Its elevation ranges from about 500 to 900 feet (excluding the mountains and hills). The area has slightly cooler temperatures than the surrounding areas, as it receives cooler air from the ocean through various hill and mountain passes. On March 10 and 11, 2006, snow fell on the peak of Boney Mountain, the first snow to fall in the area in about 20 years. Snow also fell on Boney Peak on December 17 and 18, 2008.
The 2010 United States Census reported that Thousand Oaks had a population of 126,683. The population density was 2,295.8 people per square mile (886.4/km²). The racial makeup of Thousand Oaks was 101,702 (80.3%) White, 1,674 (1.3%) African American, 497 (0.4%) Native American, 11,043 (8.7%) Asian, 146 (0.1%) Pacific Islander, 6,869 (5.4%) from other races, and 4,752 (3.8%) from two or more races. Hispanic or Latino of any race were 21,341 persons (16.8%).

The census reported that 124,941 people (98.6% of the population) lived in households, 1,390 (1.1%) lived in non-institutionalized group quarters, and 352 (0.3%) were institutionalized.
There were 45,836 households, out of which 16,439 (35.9%) had children under the age of 18 living in them, 27,206 (59.4%) were opposite-sex married couples living together, 4,260 (9.3%) had a female householder with no husband present, 1,925 (4.2%) had a male householder with no wife present. There were 1,761 (3.8%) unmarried opposite-sex partnerships, and 284 (0.6%) same-sex married couples or partnerships. 9,728 households (21.2%) were made up of individuals and 4,459 (9.7%) had someone living alone who was 65 years of age or older. The average household size was 2.73. There were 33,391 families (72.8% of all households); the average family size was 3.15.

The population was spread out with 30,076 people (23.7%) under the age of 18, 10,226 people (8.1%) aged 18 to 24, 29,853 people (23.6%) aged 25 to 44, 37,964 people (30.0%) aged 45 to 64, and 18,564 people (14.7%) who were 65 years of age or older. The median age was 41.5 years. For every 100 females there were 95.8 males. For every 100 females age 18 and over, there were 93.3 males.
There were 47,497 housing units at an average density of 860.8 per square mile (332.3/km²), of which 33,501 (73.1%) were owner-occupied, and 12,335 (26.9%) were occupied by renters. The homeowner vacancy rate was 0.8%; the rental vacancy rate was 5.6%. 92,510 people (73.0% of the population) lived in owner-occupied housing units and 32,431 people (25.6%) lived in rental housing units.
The median income for a household in the city was $121,088.

The city’s economy is based on a small range of businesses, with biotechnology, electronics, automotive, aerospace, telecommunications, healthcare, and financing occupying most of Thousand Oaks’ employment sector. Amgen, Teledyne Technologies, SAGE Publications, and Skyworks Solutions have corporate headquarters in the city, while Bank of America, Baxter International, General Dynamics Corporation, Verizon, Verizon Wireless, Volkswagen, Audi, General Motors, BMW, Silver Star Automotive Group, and Anthem Blue Cross manage regional offices. Thousand Oaks also has large employers Los Robles Hospital & Medical Center, Conejo Valley Unified School District, City of Thousand Oaks, Hyatt Hotels, and California Lutheran University headquartered in the city. The city was also the former home to the corporate offices of Wellpoint and GTE, which later became Verizon, which relocated in the last decade. J.D. Power and Associates is headquartered in Thousand Oaks. J.D. Power began moving its employees from its former headquarters in Agoura Hills, California, to its current headquarters in the Westlake section of Thousand Oaks in the weekend after April 11, 2002. The communities of Thousand Oaks, Westlake Village, and Agoura Hills are served by the Greater Conejo Valley Chamber of Commerce, one of the few in California to receive four-star accreditation from the United States Chamber of Commerce. The small business community in Thousand Oaks is especially strong; Fundera ranked the city the 5th best city in California for small business in a 2016 study.

Westlake Village is a planned community that straddles the Los Angeles and Ventura county line. The eastern portion is the incorporated city of Westlake Village, located on the western edge of Los Angeles County, California. The city, located in the region known as the Conejo Valley, encompasses half of the area surrounding Westlake Lake, and small neighborhoods primarily south of U.S. Route 101 and east of La Venta Drive. The population was estimated to be at 8,473 in 2014, up from 8,368 at the 2000 census. The headquarters of the Dole Food Company is also located in Westlake Village.

The western portion of Westlake Village is a community, within the city limits of Thousand Oaks, in Ventura County. The properties and businesses in this portion can be addressed as “Westlake Village”, as the United States Post Office maps both 91361 and 91362 ZIP codes to this area. Built across the county line as a planned development, residents recognize that the community of Westlake Village is not limited to the incorporated city in Los Angeles County, but encompassing the entire area surrounding the man made lake.
The original community was known simply as “Westlake”. Roughly two-thirds of it was annexed by the city of Thousand Oaks in two portions, in 1968 and 1972. In 1981, the remaining third eventually incorporated as the City of Westlake Village.

In 1881, the Russell brothers purchased a large portion of the land for cattle ranching. According to Patricia Allen, historian and family descendant, Andrew Russell beat the competition in buying the land by racing across 6,000 acres (24 km²) on a fifteen-minute trip in a buckboard and sealed the deal with a $20 gold piece. The price per acre was $2.50. The area continued to be known as the Russell Ranch although it was sold in 1925 to William Randolph Hearst and again in 1943 to Fred Albertson. The Russell family leased back part of the land to continue its successful cattle ranch operation while the Albertson Company used the vast area as a movie ranch. Many movies and television shows were filmed here, including Robin Hood, King Rat, Laredo, and various episodes of Tarzan, Buck Rogers, Gunsmoke and Bonanza.
In 1963, Daniel K. Ludwig’s American-Hawaiian Steamship Company bought the 12,000 acre (49 km²) ranch for $32 million and, in partnership with Prudential Insurance Company, commissioned the preparation of a master plan by architectural and planning firm A. C. Martin and Associates. This new “city in the country” planned to have a firm economic base including commercial areas, residential neighborhoods, ample green space with the lake as a focal point. Prominent architects, engineers, and land planners participated in designing the new community, a prominent example of planned 1960’s-style suburbanism.
The original tract was divided by the Los Angeles/Ventura county line. In 1968 and 1972, the Ventura County side, two portions of Westlake Village consisting of 8,544 acres (35 km2), were annexed into the city of Thousand Oaks. In 1981, the Los Angeles County portion (3,456 acres (13.99 km2) or roughly 1/3) of the Westlake Village master community was incorporated as the City of Westlake Village. California state law prevents a city from existing in two separate counties, so the areas in Ventura County remained part of Thousand Oaks. To this day, many residents of the Ventura County portions of Westlake do not realize that they are actually within the city limits of Thousand Oaks.
Much of Westlake Village is surrounded by open space, including hiking and horse trails, as well as the vast Santa Monica Mountains National Recreation Area. The town is in the northwestern Santa Monica Mountains area, and is 9 miles (14 km) inland from the Pacific Ocean. The lake lies within the watershed of Malibu Creek. Water from the lake must be released into the creek in compliance with an agreement between the California State Water Resources Control Board and the Westlake Lake Management Association, a private entity that oversees the operation of the lake.
In addition to its role as a bedroom community for Los Angeles via the Ventura Freeway, it is also home to many large commercial offices and the headquarters of the Dole Food Company, Pleasant Holidays, K-Swiss, Conversant, J.D. Power and Associates, and JAFRA Cosmetics. The western region office (Region 5) of Anheuser-Busch Inc. is also located in the community. The Ventura Freeway is one of three of Westlake’s lifelines to Los Angeles and Ventura; the Pacific Coast Highway, and the Ronald Reagan (118) Freeway also run nearby. It is a short drive to the nearest mall in Thousand Oaks.
Westlake Village has several golf courses and country clubs: the Westlake Golf Course, Sherwood Country Club, and North Ranch Country Club.

Over one half of the original “Westlake” development lies west across the county line, wholly within the city limits of Thousand Oaks. This boundary which divides the Incorporated City of Westlake Village, and Thousand Oaks portion of Westlake Village, crosses over the Westlake Golf Course, halfway between Lakeview Canyon and Lindero Canyon roads, and half of the Lake itself. Lake Sherwood is nearby.
The City of Westlake Village is located at 34°8′31″N 118°49′10″W (34.141973, −118.819514). According to the United States Census Bureau, the city has a total area of 5.5 square miles (14.3 km²). 5.2 square miles (13.4 km²) of it is land and 0.3 square miles (0.8 km²) of it (5.80%) is water. It is located approximately 40 miles (64 km) West of downtown Los Angeles in the Conejo Valley.
Other communities in the surrounding area include Thousand Oaks, Oak Park, Agoura Hills, Calabasas, Newbury Park, and Malibu.

Coastal breezes seep through canyons to allow Westlake to stay up to 10 degrees cooler and considerably less smoggy than nearby San Fernando Valley during the summer months.
The 2010 United States Census reported that the self incorporated portion Westlake Village, on the Los Angeles County side, had a population of 8,270. The population density was 1,502.4 people per square mile (580.1/km²). The racial makeup of Westlake Village was 7,326 (88.6%) White (83.9% Non-Hispanic White), 98 (1.2%) African American, 12 (0.1%) Native American, 490 (5.9%) Asian, 13 (0.2%) Pacific Islander, 114 (1.4%) from other races, and 217 (2.6%) from two or more races. Hispanic or Latino of any race were 533 persons (6.4%).

The Census reported that 8,142 people (98.5% of the population) lived in households, 121 (1.5%) lived in non-institutionalized group quarters, and 7 (0.1%) were institutionalized.
There were 3,262 households, out of which 971 (29.8%) had children under the age of 18 living in them, 1,985 (60.9%) were married couples living together, 292 (9.0%) had a female householder with no husband present, 119 (3.6%) had a male householder with no wife present. There were 103 (3.2%) unmarried partnerships. 712 households (21.8%) were made up of individuals and 376 (11.5%) had someone living alone who was 65 years of age or older. The average household size was 2.50. There were 2,396 families (73.5% of all households); the average family size was 2.92.

The population was spread out with 1,737 people (21.0%) under the age of 18, 479 people (5.8%) aged 18 to 24, 1,380 people (16.7%) aged 25 to 44, 2,917 people (35.3%) aged 45 to 64, and 1,757 people (21.2%) who were 65 years of age or older. The median age was 48.7 years. For every 100 females there were 94.8 males. For every 100 females age 18 and over, there were 91.2 males.
There were 3,384 housing units at an average density of 614.7 per square mile (237.4/km²), of which 2,745 (84.2%) were owner-occupied, and 517 (15.8%) were occupied by renters. The homeowner vacancy rate was 1.0%; the rental vacancy rate was 4.4%. 6,906 people (83.5% of the population) lived in owner-occupied housing units and 1,236 people (14.9%) lived in rental housing units.
According to the 2010 United States Census, Westlake Village had a median household income of $112,083, with 3.9% of the population living below the federal poverty line.

Dole Food Company is headquartered in Westlake Village. In 1994 Dole announced that it would finalize its plans to build its world headquarters on a 30-acre (120,000 m2) site owned by the company, located north of the Ventura Freeway in Westlake Village. The decision had been delayed by groundwater contamination tests and reviewing of possible site plan revisions. Dole was expected to submit its plans for final approval by the Westlake Village City Council on February 9, 1994. K-Swiss, Guitar Center, Conversant, and Ryland Homes also have their headquarters in Westlake Village.

Oxnard is a city in the United States, located along the coast of Southern California. It is the 19th most populous city in California and the most populous in Ventura County. The city lies approximately 30 miles west of the Los Angeles city limits, and is part of the larger Greater Los Angeles area. The population of Oxnard is 203,585 as of the 2012 Financial Report. Oxnard is the most populous city in the Oxnard-Thousand Oaks-Ventura, CA Metropolitan Statistical Area, which is listed as one of the wealthiest areas in America, with its residents making well above the average national income.
Oxnard was incorporated in 1903. It is located at the western edge of the fertile Oxnard Plain, sitting adjacent to an agricultural center of strawberries and lima beans. Oxnard is also a major transportation hub in Southern California, with Amtrak, Union Pacific, Metrolink, Greyhound, and Intercalifornia stopping in Oxnard. Oxnard also has a small regional airport called Oxnard Airport (OXR). Oxnard is also the location of the National Weather Service forecast office that serves the Los Angeles area.
Oxnard was incorporated as a California city on June 30, 1903, and the public library was opened in 1907. Prior to and during World War II, the naval bases of Point Mugu and Port Hueneme were established in the area to take advantage of the only major navigable port on California’s coast between the Port of Los Angeles and San Francisco Bay, and the bases in turn encouraged the development of the defense-based aerospace and communications industries.

In the mid-20th century Oxnard grew and developed the areas outside the downtown with homes, industry, retail, and a new harbor named Channel Islands Harbor. Martin V. (“Bud”) Smith (1916–2001) became the most influential developer in the history of Oxnard during this time. Smith’s first enterprise in 1941 was the Colonial House Restaurant (demolished 1988) and then the Wagon Wheel Junction in 1947, (demolished 2011). He was also involved in the development of the high-rise towers at the Topa Financial Plaza, the Channel Islands Harbor, Casa Sirena Resort, the Esplanade Shopping Mall, Fisherman’s Wharf, the Carriage Square Shopping Center, the Maritime Museum, and many other major hotel, restaurant and retail projects.

Oxnard is located on the Oxnard Plain, an area with fertile soil. With its beaches, dunes, wetlands, creeks and the Santa Clara River, the area contains a number of important biological communities. Native plant communities include: coastal sage scrub, California Annual Grassland, and Coastal Dune Scrub species; however, most native plants have been eliminated from within the city limits to make way for agriculture and urban and industrial development. Also native to the region is the endangered Ventura Marsh Milkvetch, and the last self-sustaining population is in Oxnard in the center of a recently approved high-end housing development.
The city of Oxnard is home to over 20 miles (32 km) of scenic, relatively uncrowded coastline. The beaches in Oxnard are large and the sand is exceptionally soft. The sand dunes in Oxnard, which were once much more extensive, have been used to recreate Middle-Eastern desert dunes in many movies, the first being The Sheik with Rudolph Valentino. There are very few rocks or driftwood piles at most beaches, but Oxnard is known to have dangerous rip-currents at certain beaches. Oxnard has good surfing at many of its beaches.
Beaches in Oxnard include: Ormond Beach, Silver Strand Beach, Hollywood Beach, Hollywood-By-the-Sea, Mandalay Beach, Oxnard Beach Park, Oxnard Shores, 5th Street Beach, Mandalay State Beach, McGrath State Beach and Rivermouth Beach.
The 2010 United States Census reported that Oxnard had a population of 197,899. The population density was 7358 people per square mile (2,841/km²). The racial makeup of Oxnard included 95,346 (48.2%) White, 5,771 (2.9%) African American, 2,953 (1.5%) Native American, 14,550 (7.4%) Asian, 658 (0.3%) Pacific Islander, 69,527 (35.1%) from other races, and 9,094 (4.6%) from two or more races. In addition, 145,551 people (73.5%) were Hispanic or Latino, of any race. Non-Hispanic Whites were 14.9% of the population in 2010, compared to 42.6% in 1980.

The Census reported that 196,465 people (99.3% of the population) lived in households, 932 (0.5%) lived in non-institutionalized group quarters, and 502 (0.3%) were institutionalized.
There were 49,797 households, out of which 25,794 (51.8%) had children under the age of 18 living in them, 28,319 (56.9%) were opposite-sex married couples living together, 7,634 (15.3%) had a female householder with no husband present, 4,043 (8.1%) had a male householder with no wife present. There were 3,316 (6.7%) unmarried opposite-sex partnerships, and 395 (0.8%) same-sex married couples or partnerships. 7,090 households (14.2%) were made up of individuals and 2,665 (5.4%) had someone living alone who was 65 years of age or older. The average household size was 3.95. There were 39,996 families (80.3% of all households); the average family size was 4.20.

The population was spread out with 59,018 people (29.8%) under the age of 18, 23,913 people (12.1%) aged 18 to 24, 57,966 people (29.3%) aged 25 to 44, 40,584 people (20.5%) aged 45 to 64, and 16,418 people (8.3%) who were 65 years of age or older. The median age was 29.9 years. For every 100 females there were 103.0 males. For every 100 females age 18 and over, there were 102.4 males.
There were 52,772 housing units at an average density of 1,962 per square mile (757.6/km²), of which 27,760 (55.7%) were owner-occupied, and 22,037 (44.3%) were occupied by renters. The homeowner vacancy rate was 1.8%; the rental vacancy rate was 3.7%. 107,482 people (54.3% of the population) lived in owner-occupied housing units and 88,983 people (45.0%) lived in rental housing units.

The economy of Oxnard is driven by defense, international trade, agriculture, manufacturing, and tourism. Oxnard is one of the key manufacturing centers in the Greater Los Angeles Area. The Port of Hueneme is the busiest and only deep-harbor commercial port between Los Angeles and San Francisco, and is vital to trade with the Pacific Rim economies. Companies utilizing the Port include Del Monte Foods, Chiquita, BMW, Land Rover, and Jaguar. Other key industries driving Oxnard’s existence include finance, transportation, the high tech industry, and energy, particularly petroleum. Two large active oil fields underlie the city and adjacent areas: the Oxnard Oil Field, east of the city along 5th Street, and the West Montalvo Oil Field along the coast to the west of town. Tenby Inc.’s Oxnard Refinery, on 5th Street east of Del Norte Avenue, processes oil from both fields.

The city of Simi Valley (from the Chumash word, Shimiyi), in the eponymous valley, is situated in the southeast corner of Ventura County, California, United States. 30 miles (48 km) from Downtown Los Angeles, Simi Valley is part of the Greater Los Angeles Area. The city is adjacent to Thousand Oaks, Moorpark, and the Los Angeles neighborhood of Chatsworth. The city’s 2014 population has been estimated at 126,871, up from 111,351 in 2000. The city of Simi Valley is surrounded by the Santa Susana Mountain range and the Simi Hills, west of the San Fernando Valley, and northeast of the Conejo Valley. It is largely a commuter bedroom community feeding the larger cities in Ventura County to the west and the Los Angeles area and the San Fernando Valley to the east.
According to crime statistics by the FBI in 2013, Simi Valley is the seventh-safest city in the U.S. with a population of 100,000 or more. The U.S. Census Bureau of 2012 reported a median household income of $87,894, which is higher than the California median of $70,231 and the national average of $62,527.
José de la Guerra y Noriega, a Captain of the Santa Barbara Presidio, who had begun to acquire large amounts of land in California to raise cattle, purchased Rancho Simi from the Pico family in 1842. A few years after Jose de la Guerra’s death in 1858, the rancho was sold to the Philadelphia and California Petroleum Company headed by Pennsylvania Railroad president, Thomas A. Scott. When no great amount of oil was discovered, Scott began to sell the rancho. In 1887, a portion of the rancho was bought by a newly formed company, the Simi Land and Water Company. The small colonial town known as “Santa Susana del Rancho Simi” throve in the late 19th century and had a Spanish-speaking majority, but since then many Anglo-Americans have arrived to settle. Farms, orchards and groves dominated the valley’s landscape until the 1970s.

For a brief time, its postal address was known as Simiopolis, though it was soon shortened again to Simi by 1910. The first public school was built in 1890 in the northeast but was torn down in 1926. There was also a great deal of destruction caused by a flood in 1952. The city incorporated as Simi Valley in 1969, when the area had only 10,000 residents. In 1972, Boys Town West was founded in the eastern end of Simi Valley. The youth camp/home facility is based on an older larger one in Boys Town, Nebraska.

According to the United States Census Bureau, the city has a total area of 42.2 sq mi (109.4 km2), comprising 41.5 sq mi (107.4 km2) of land and 0.77 sq mi (2.0 km2), or 1.81%, of it is water. Simi Valley is located northwest of the Los Angeles neighborhood of Chatsworth and approximately 30 miles from Downtown Los Angeles, 380 mi (612 km) south of San Francisco, 160 mi (257 km) north of San Diego, and 350 mi (563 km) south of Sacramento. Commutes to Los Angeles are usually via the Ronald Reagan Freeway (Highway 118) or the Southern California Metrolink commuter train, which makes several daily trips from Simi Valley. Simi Valley has a mediterranean climate. Temperate variations between day and night tend to be relatively big. The mean annual temperature is 64.1 degrees, while the annual precipitation is 18.39 inches. The precipitation remains less than one inch for seven months – April until October, – while the precipitation exceeds four inches in the two wettest months – January and February. While the mean temperature is at its lowest at 53.6 degrees in December, the mean temperature in July and August exceeds 76 degrees.
Simi Valley has a warm and dry climate during summer when mean temperatures tend to be in the 70s. Wildfires do also occur here. The city’s climate cools during winter when mean temperatures tend to be in the 50s. Because of its relatively low elevation, the Simi Hills typically experience rainy, mild winters. Snow is rare in the Simi Hills, even in the highest areas. The warmest month of the year is August with an average maximum temperature of 96 °F (36 °C), while the coldest month of the year is December with an average minimum temperature of 38 °F (3 °C). Temperature variations between night and day tend to be relatively big during summer with a difference that can reach 38 °F (21 °C), and moderate during winter with an average difference of 29 °F (16 °C). The annual average precipitation at Simi Valley is 18.3 inches. Winter months tend to be wetter than summer months. The wettest month of the year is February with an average rainfall of 4.6 inches. Simi Valley gets 16 inches of rain per year, while the United States average is 37. Snowfall is 0 inches, while the U.S. average is 25 inches of snow per year. The number of days with any measurable precipitation is 25. On average, there are 277 sunny days in Simi Valley per year. The July high is around 80 °F (27 °C). The January low is 46 °F (8 °C). The record low is 18 degrees Fahrenheit (−8 °C) (recorded in February 1989)[57] and the record high is 116 degrees Fahrenheit (47 °C) (recorded in August 1985). The prevailing wind direction is southwest, and the average wind speed is 7–11 mph (11–18 km/h).
The 2010 United States Census reported that Simi Valley had a population of 124,237. The population density was 2,940.8 people per square mile (1,135.4/km²). The racial makeup of Simi Valley was 93,597 (75.3%) White, 1,739 (1.4%) African American, 761 (0.6%) Native American, 11,555 (9.3%) Asian, 178 (0.1%) Pacific Islander, 10,685 (8.6%) from other races, and 5,722 (4.6%) from two or more races. Hispanic or Latino of any race were 10,938 persons (23.3%); 16.2% of Simi Valley’s population are Mexican-American, 1.2% Salvadoran, 0.9% Guatemalan, 0.6% Puerto Rican, 0.6% Peruvian, 0.3% Cuban, 0.3% Argentinean, 0.2% Honduran, 0.2% Nicaraguan, and 0.2% Ecuadorian. Among Asian-Americans, 2.7% of Simi Valley’s population were Indian-Americans, 2.2% Filipino, 1.2% Chinese, 1.0% Vietnamese, 0.7% Korean, 0.5% Japanese, 0.2% Thai, 0.1% Pakistani. The majority of Simi Valley’s population is made up of Caucasian-Americans; the largest groups of whites were 16.7% German-American, 11.3% English, 8.5% Italian, 3.4% French, 3.1% Polish, 2.3% Norwegian, 2.3% Swedish, 2.1% Scottish and 2% Dutch.

The Census reported that 123,577 people (99.5% of the population) lived in households, 482 (0.4%) lived in non-institutionalized group quarters, and 178 (0.1%) were institutionalized. There were 41,237 households, out of which 16,765 (40.7%) had children under the age of 18 living in them, 24,824 (60.2%) were opposite-sex married couples living together, 4,659 (11.3%) had a female householder with no husband present, 2,214 (5.4%) had a male householder with no wife present. There were 1,975 (4.8%) unmarried opposite-sex partnerships, and 291 (0.7%) same-sex married couples or partnerships. 7,087 households (17.2%) were made up of individuals and 3,013 (7.3%) had someone living alone who was 65 years of age or older. The average household size was 3.00. There were 31,697 families (76.9% of all households); the average family size was 3.33.

The population was spread out with 31,036 people (25.0%) under the age of 18, 11,088 people (8.9%) aged 18 to 24, 33,890 people (27.3%) aged 25 to 44, 35,046 people (28.2%) aged 45 to 64, and 13,177 people (10.6%) who were 65 years of age or older. The median age was 37.8 years. For every 100 females there were 96.6 males. For every 100 females age 18 and over, there were 94.4 males. There were 42,506 housing units at an average density of 1,006.1 per square mile (388.5/km²), of which 30,560 (74.1%) were owner-occupied, and 10,677 (25.9%) were occupied by renters. The homeowner vacancy rate was 1.2%; the rental vacancy rate was 4.6%. 93,181 people (75.0% of the population) lived in owner-occupied housing units and 30,396 people (24.5%) lived in rental housing units.

In Simi Valley there are two main areas of industry — one in the eastern part of the city and the other one in the west. The primary industry is machinery and tools with 69 firms, and the secondary is the metal Industry with 51 firms, both situated in the eastern and western industrial areas. Other industries such as Lumber/Wood Products, Food, Plastic Products, Apparel/Textiles and Minerals, are also concentrated largely in these industrial areas.
The largest division of Countrywide Home Loans, now Bank of America, Loan Administration, has been headquartered in the city since the mid-1990s. Operating from Madera Road in a building that once housed the apparel company Bugle Boy, the company also has facilities on Tapo Canyon Road, and First Street. At its height, Countrywide had approximately 10,000 employees in the city.
The Volkswagen of America Design Center was once in an industrial complex across from the Costco wholesale club near Madera and Cochran. The VW Design Center California or DCC, moved to Santa Monica, California in the spring of 2006. Such notable automotive designers as Jay Mays, now (2007) VP Design for Ford and Freeman Thomas, co designer with Jay Mays of the original Audi TT, once called the DCC in Simi Valley their place of work. The original concept for the New Beetle from Jay Mays, had its genesis there.
